QHow do you assign appraisals?

A:  When you are accepted as an appraiser, you are tied to your physical address, the date you signed up, and a #1 ranking. As orders come in, the website searches for the closest #1 ranked appraiser who’s next in line for an order. Once you’ve accepted an order, you are tied to that new date and go right back into the pool.


Q:  How can you keep the fees so low?

A:  We are a “green” company. We utilize a virtual office as our central hub. However, we keep only electronic files, we work from our individual home offices, and will continue to do so even as we grow. This is substantially more cost effective than the high overhead of most national AMC’s. Additionally, we run as a cooperative style company and are more interested in keeping costs down while paying you – the appraiser your hard earned fee, than we are in extorting profits.


Q:  Do we accept everyone who applies?

A:  We are accepting applications from currently licensed Colorado Certified Residential and Certified General appraisers who are on the FHA roster, and who have current E&O insurance.  We approve those whose work meets the standards of our review panel. 


Q:  What are the standards of your review panel?

A:  The appraisal report meets USPAP requirements; includes a full cost report and completed 1004MC; does not have inconsistencies, omissions or false information; has a developed market analysis that is consistent with the 1004MC and neighborhood section, and/or adequate comments and valid statistical analysis defending any inconsistencies; has comments regarding all adjustments or lack thereof; has adequate interior photographs; and, photographs of and comments regarding any unique characteristics such as view, hazard, etc.


Q:  What is the membership fee for?

A:  In response to the detrimental results of HVCC - national AMC's extorting appraisers while being non-responsive, using non-qualified out of state "reviewers", and selecting appraisers based on the cheapest fee and shortest turnaround rather than competence, three of us formed this cooperative style company to:
                    1)  Take back our industry, and bring it home to Colorado;
                    2)  Increase quality and professionalism while reducing consumer costs;
                    3)  Short circuit the profiteering AMC's and pay our appraisers their hard
                    earned full fee.
We are Colorado's first and only cooperative style appraisal assignment company.  We are starting with the very best appraiser's in Colorado, reviewing with qualified Colorado Certified Appraisers, and charging a low fee in the interest of our industry, versus our profit.  This movement can only be successful with a united effort.  Of course, our ultimate goal is to win back our local clients who've strayed to national AMC's and provide all of our appraisers quality work.  This cannot happen over night; however, the stronger our voice, the greater our success.  Most of us were used to paying several hundred dollars a year to Realtor and Mortgage Broker Associations to build and maintain relationships.  As that is no longer an effective way to market, consider your $50 annual membership fee as your support in reclaiming our industry.

A:  Our principles include:
Mary Jean Harris - Certified General Appraiser with 18 years Colorado appraisal experience, extensive review experience, extensive relocation and REO experience;
Leslie McClure - Certified Residential Appraiser with 7 years Colorado residential appraisal experience, management experience with two $2+ million/year companies, and experience in the residential construction industry.
